Questions, answered.
The things buyers, sellers and owners ask us most often. If yours is not here, ask us directly.
Can a non-resident buy property in Madeira?+
Yes. There are no restrictions on foreign buyers in Portugal. You will need a Portuguese tax number (NIF), a bank account and a lawyer to represent you; we can introduce both.
What are the purchase costs on top of the price?+
Budget roughly 6–8% for property transfer tax (IMT), stamp duty, notary and registration, plus legal fees. Exact figures depend on the price and whether it is your main residence.
How long does a sale usually take?+
From accepted offer to deed, most sales complete in six to ten weeks. Cash purchases can move faster; mortgages and missing paperwork are the usual causes of delay.
Do you manage holiday rentals?+
We do. We help with Alojamento Local licensing, guest communication, cleaning and maintenance, and provide monthly statements.
Are prices negotiable?+
Sometimes, but it depends on the property and how long it has been on the market. We will tell you honestly where there is room and where there is not.
Can I view properties remotely?+
Yes. We run video viewings with a live agent, share floor plans and can arrange a surveyor or independent inspector before you travel.
